With a focus entirely on retrofitting, Planta.Inc. seeks to attract residents to central areas in a rational way and with less impact on the environment, thus contributing to a city with more equal access to opportunities.

Catalyzing retrofit actions and projects aimed at the flourishing of prosperous, sustainable, safe and inclusive cities, Planta.Inc. began its first portfolio in 2019, requalifying a set of five buildings, all in the Vila Buarque neighborhood.

Positioned within a radius of just 300 meters of each other, the FSMJ commercial building, and the Magdalena Laura, União Continental, Arinda and Renata buildings, which were commercial and underwent redevelopment to become residential, have gained new restaurants and even a bookstore, bringing ample opportunities for work, housing, learning, culture and entertainment to the city’s central region.

Planta.Inc. also identifies developments in the best spots in other neighborhoods, as was the case with the Bianca Building in the Bela Vista region. In 2024, with the sale of part of its portfolio to the capital management company Brookfield, Planta will consolidate itself as the leading name in retrofit in São Paulo.

Retrofit

Studies in the largest urban centers on the planet show that 70% of the buildings that exist today will still be standing in 2050. Even so, new constructions do not seem to have a limit in the landscape of our cities.

The production of new concrete, which is minimal in retrofit projects, can be responsible for 40% of atmospheric emissions, 20% of liquid effluents, 25% of solids and 13% of other harmful releases into the environment in all civil construction.

By implementing current architectural and engineering techniques in civil construction, retrofitting can be responsible for reducing 51% of all emissions related to civil construction, or avoiding between 50% and 75% of emissions compared to constructions that start from scratch.

Structural changes in the plans of buildings can bring greater natural light and better ventilation, preventing the excessive use of lights and air conditioning equipment. Modernizing pipes improves electrical safety and water flow, bringing energy efficiency. The reuse of precious and scarce materials already present in buildings, such as granite, wooden blocks and precious stones, responds to environmental and social challenges faced by the mining industry and society in general.

But retrofitting is not just about modernizing and requalifying buildings. It is about looking fondly at the history of our cities and preserving it, bringing more pride to the residents of the surrounding area and different opportunities to the region.

Active facades, for example, invite the local population to interact with spaces such as bookstores, art galleries, restaurants, bars and cafés, and mixed use ensures that residents, visitors and workers come together.
